    Basis of Design (BOD) input/guidance

    Site visits/attendance at Owner Architect Contractor (OAC) meetings to monitor workmanship, alignment with owner’s expectations, and fulfillment of contract documents.

    Review and tracking of pay applications.

  • COMMISSIONING

    Monitoring of contract closeout / making sure contractual obligations have been met

    Creation of a digital resource document that has the option of capturing and organizing:

    —-Contractor’s close-out docs/owner’s manuals

    —-Warranties + sub-contractor list + contact info

    —-Links to construction set, submittals, etc

    —Custom how-to manuals + videos +signage for operations/staff/training.

    Formal handoff of the digital document to facilities team/staff + walk-thru

    Post Occupancy Evaluation + compilation of lessons learned.

  • ALL PHASES

    Represent the interests of the Owner—function as a liaison between the owner and architect/contractor/landlord/city.

    Manage vendor contracts relationships (architects, consultants, contractors, signage, security, etc)

    Attendance at all, or selected, meetings with architect, contractor, landlord, the local jurisdiction, etc.

    Monitor project budget (soft + hard costs)

    Monitor project schedule (design + construction)

    Archiving project documents + associated correspondence

    Building + maintenance of project checklists

    Lease/landlord/tenant improvement coordination
